Start the conversationThe term should be backed by a written scope. Design, fit-out, furniture, technical works and handover may be included, but exclusions and responsibilities must be explicit in the proposal.
Define the scope and specification before comparing prices. Record changes, review their cost and timing implications, and obtain approval before proceeding. A final price requires review of the actual project.
With design and build, design development and the agreed delivery scope are coordinated through one route. With separate appointments, the client coordinates the design consultant and contractor contracts.
Required drawings, submissions, access rules and work permits should be identified during planning. The proposal must state which party prepares, submits, pays for and approves each item.
